Higher mortgage rates have not stopped deals in San Juan Capistrano
Both Redfin and Realtor.com confirm mortgage rates climbed above 7% for the first time since January 2025. That sounds like a reason to wait. But the Real Estate Data Aggregator counted 105 pending sales in ZIP 92675 for the three months ending July 31, 2026, up 2.9% from the same months a year before. Buyers are still writing offers.
Speed tells the same story. The Real Estate Data Aggregator found that 37.1% of homes in 92675 went under contract within two weeks of listing, up 1.8 points from a year ago. More than a third of homes found a buyer before most people had time to schedule a second look.
What the numbers say about price
The Real Estate Data Aggregator put the median sale price in 92675 at $1,626,000 for the three months ending July 31, 2026. That is up 12.9% from the same period in 2025. Nationally, the Federal Housing Finance Agency reported U.S. home prices rose just 2.6% year over year through July 2026. San Juan Capistrano ran well ahead of that pace.
Sellers are getting close to asking price
The Real Estate Data Aggregator shows homes in 92675 sold at 99% of list price on average. That is up 0.5 points from a year ago. Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. San Juan Capistrano sellers are not feeling that same pressure, at least not yet.
Nearly 1 in 4 homes, 23.7% by the Real Estate Data Aggregator's count, sold above list price. That share is up 5.5 points from the same months in 2025. Not every home sold fast or above asking. But the ones priced well did not sit long.
Supply is thin, and new listings are rising
The Real Estate Data Aggregator counted 85 homes for sale in 92675, down 8.6% from a year before. At the same time, 122 new listings came to market, up 18.4%. More sellers are trying, but the overall pool of available homes is still smaller than it was. That keeps buyers competing for a limited number of homes.
The Real Estate Data Aggregator put months of supply at 2.7, down 0.2 months from a year ago. Fewer months of supply means buyers have less to choose from. That tends to keep prices firm even when rates are high.
The national picture adds context
Redfin reported U.S. home prices rose 3.7% year over year in August 2026, the fastest annual pace in a year. The Federal Housing Finance Agency put the month-over-month gain at 0.3% in July, seasonally adjusted. San Juan Capistrano's 12.9% price gain is well above both of those national figures.
