One part of Costa Mesa is moving faster, while another is getting pricier
The Federal Housing Finance Agency says U.S. house prices rose 2.6% from July 2025 to July 2026. Costa Mesa beat that number in one ZIP code and fell behind it in the other. That gap matters when you are setting a price or making an offer.
Two ZIP codes, two different stories
The Real Estate Data Aggregator counted homes sold and prices for the three months ending July 31, 2026 in both 92626 and 92627. The numbers point in opposite directions.

ZIP 92626: prices dipped, but homes are moving quickly
The Real Estate Data Aggregator put the median sale price in 92626 at $1,525,000. That is down 4.7% from the same three months in 2025. Prices dipped a little, and that is worth knowing before you list.
The good news is that homes in 92626 are selling faster. The Real Estate Data Aggregator counted a median of 36 days on market, which is 6 days shorter than a year ago. The Real Estate Data Aggregator also found that 42.1% of homes went under contract within two weeks of listing. That share is up 0.6 points from last year.
The Real Estate Data Aggregator counted 106 new listings in 92626, up 26.2% from a year ago. More homes coming to market can give buyers more choice. It also means sellers need a sharp price to stand out.
ZIP 92627: prices climbed, but fewer homes are closing

But fewer homes closed. The Real Estate Data Aggregator counted 82 homes sold in 92627, down 23.4% from last year. Pending sales fell 24.8% too. Not every home in 92627 sold fast.
The Real Estate Data Aggregator found that 25.6% of homes in 92627 sold above list price. That is down 9.9 points from a year ago. Buyers in 92627 are not rushing the way they once were.
The wider picture: more listings, higher rates
Across both ZIP codes together, the Real Estate Data Aggregator counted 219 new listings for the three months ending July 31, 2026. That is up 19.7% from a year ago.
Nationally, Realtor.com reported that mortgage rates surged above 7% as of September 30, 2026, the first time since January 2025. Realtor.com also reported that 20.8% of listings nationally had their price reduced in September, the highest share since October 2022. Those are real headwinds for any seller who prices too high.
What this means for you
If you are in 92626, prices are a little lower than last year. But homes are selling in 36 days and nearly half go under contract within two weeks. Price it right and it can move.
If you are in 92627, the median price is higher. But fewer homes are closing and it is taking 43 days on average. A realistic price matters more than ever with rates above 7%.
